10 Questions to Ask a Coeur D’Alene Realtor

Looking to buy or sell a home can be one of the most stressful things you do and finding a trustworthy Realtor in Coeur d’Alene or any part of North Idaho for that matter is half that battle. There are plenty of realty companies to choose from and no matter how many commercials you’ve seen for one agent or another, taking the time to sit down and ask a few questions face to face is the best way to find the right Coeur d’Alene Realtor for you.

Different realtors have different specialties, skills, and it’s best to interview a few before teaming up with any of them. To help you with picking the best local realtor, here are 10 questions to ask a real estate agent and ease the house hunting (or selling) stress. 

1) How Long Have Been a Real Estate Agent?

Having someone with a good deal of experience means having a realtor that knows the ins and outs of Coeur d’Alene’s housing market. Look for someone with a few years under their belt but, if they’re newer then ask if they’ll have some help from a broker in their office. A broker is someone who has more real estate education and tends to manage a team of realtors.

2) What Neighborhoods and Territories Are They Most Familiar With?

The best Coeur d’Alene Realtor will be familiar with the area and likely live there themselves. Where you live is just as important as the house you buy and even if you’re selling your home, the Realtor should be able to answer questions about schools, local businesses, general prices, etc.

3) Does the Realtor Work with a Team or Independently?

Many realty agents, whether they’re based in Coeur d’Alene or have offices elsewhere, work with a team. If the realtor you choose is a one-person show and they become busy with another client, it could hinder your search for a home. It’s best to understand your agents team dynamic and get a clear definition of how they will represent your home search or sale. 

4) What Is the Typical Process They Use with Clients?

Realtors should have a general strategy or processes they use to help you buy or sell a home and they should be able to adapt it to your needs. Ask any Coeur d’Alene Realtor you’re thinking about using what their typical strategy is and how it applies to your specific scenario as well as how it has applied to others. If it’s the same cookie cutter strategy over and over, that could be a red flag.

5) How Much of Your Business Is with Buyers And/Or Sellers?

You want a Coeur d’Alene Realtor who has more experience with what you’re doing and so, this is an important question. If you’re buying your home you want a realtor who has worked more on that side of real estate, the same goes for if you’re selling your home. It’s true many agents do both and do it well, but it’s always good to know where their dominant strength lie.

6) How Many Deals Have They Closed in the past Year?

It’s one thing to have worked with a lot of sellers and buyers but, quite another to have successfully closed deals. This is a specific question that you need to ask any Coeur d’Alene Realtor you’re talking with. The more deals they’ve closed the more likely they’ll close yours as well. You don’t want to shop forever.

7) Can They Provide References?

Everyone has references, even agents new to the Coeur d’Alene realty market will have them from their previous endeavors. Ask if you can reach out to the references they have and look online as well, there are sure to be plenty of reviews. 

8) Will They Help You Find Other Professionals?

A good Realtor should be able to provide a list of mortgage brokers, home inspectors, and title companies to help with buying or selling a house. Ask why they work with these particular individuals and why they chose them over the competition. The answers they provide here will tell you a lot about the agents thought processes and methodologies. 

9) How Many Clients Do They Currently Have?

You don’t want to work with an agent that is too busy to give you the attention you need. The max number should be ten and always expect them to be juggling at least a few, there isn’t anything wrong with that.  

10) What is Their Fee?

Remember that real estate fees are negotiable and if they tell you otherwise don’t work with them. Agents, whether Coeur d’Alene Realtors or elsewhere, typically charge 3% of one side of the transaction; either a percentage of the buyer or seller. It should be said though agents quick to reduce their fees may be indicative of a desperate and inexperienced agent who will do anything for the dollar. A desperate and inexperienced agent quick to compromise their commission may not be the best negotiator for you in the trenches of a competitive market like the Coeur d’Alene housing market. It all comes down to what you’re most comfortable with but, always ask.
